1. About this policy
Summit STR (“Summit STR,” “we,” “us,” or “our”) provides an all-in-one software platform for Short Term Rental management. As part of the service, the platform sends text messages (SMS) to the mobile phone numbers registered in a client’s account. This policy explains what those messages are, who receives them, how consent is obtained, and how recipients can manage or stop them.
These SMS Terms form part of the agreement between Summit STR and each client that contracts the Summit STR service, and they apply to every user whose phone number is registered in that client’s account on the platform.
2. Consent to receive SMS
By contracting the Summit STR service, the client — through its master (account owner) user — agrees in advance that Summit STR may send SMS messages to the telephone numbers of all users registered in the client’s account on the system, for the purposes described in this policy. This consent covers the master user of the client account and every additional user the client registers or attaches to the system.
The client is responsible for ensuring that each person it registers on the platform has been informed of, and agrees to, the receipt of these messages at the phone number provided, and for keeping registered phone numbers accurate and up to date. Registering a phone number on the platform constitutes consent by the client for that number to receive the service messages described below.
Opt-in confirmation: when a phone number is registered on the platform, Summit STR sends a one-time opt-in SMS to that number to validate that it can receive messages and to confirm enrollment in the notifications described in this policy. This confirmation message documents the number’s consent to receive SMS from Summit STR; a number that should not receive messages can decline or opt out at any time as described in Section 4.
Summit STR sends operational and security messages only. We do not use SMS for marketing or promotional campaigns, and consent to receive marketing messages is never a condition of using the service.
3. Types of messages we send
Messages sent by the Summit STR platform are strictly related to the operation and security of the service, and include:
- Service notifications — operational updates related to the client’s account and day-to-day activity on the platform, such as work assignments, scheduling, inspections, and service status updates.
- Security notifications — alerts about account access and security-relevant events on the account.
- Two-factor authentication (2FA) codes — one-time verification codes used to validate sign-ins and sensitive actions, as an additional layer of account security.
Message frequency varies with account activity. Message and data rates may apply, depending on the recipient’s mobile carrier and plan. Summit STR does not charge recipients for receiving messages; any carrier charges are the responsibility of the recipient or the client.
4. Opting out and getting help
Recipients may opt out of SMS messages at any time by replying STOP to any message received from Summit STR. After opting out, the number receives a final confirmation message and no further texts are sent to it. For assistance, reply HELP to any message, or contact us at contact@summitstr.com.
Please note that opting out applies to the phone number as a whole. Because security notifications and two-factor authentication codes are delivered by SMS, opting out may limit or prevent the use of features that depend on them; in that case, the affected user or the client’s master user should contact us to arrange an alternative.
5. Data security
Phone numbers registered on the platform are used solely to deliver the service messages described in this policy. They are stored in access-controlled systems, transmitted over encrypted connections, and handled under the same security controls that protect the rest of the client’s data on the Summit STR platform. Delivery of messages is performed through an established, secured messaging provider acting on our behalf and under contractual confidentiality obligations.
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be sold, rented, or shared with any third party.
6. Data compliance
Summit STR operates its messaging program in alignment with applicable telecommunications and consumer-protection requirements for application-to-person messaging in the United States, including industry guidelines for message content, sender registration, and opt-out handling. Opt-out requests are honored automatically, and a record of each number’s consent status is maintained by the platform.
We retain phone numbers and messaging records only for as long as they are needed to provide the service, meet legal and audit obligations, and demonstrate consent. Clients may review the users and phone numbers registered under their account at any time within the platform, and may request corrections or removal through their master user.
7. Changes to these terms
We may update this policy from time to time to reflect changes in the service or in applicable requirements. The current version, identified by the effective date above, will always be available at this address. Material changes will be communicated to clients through the platform.
